Colorado Springs is divided into many areas, each with distinct personalities. The East: Powers(PWR); Marksheffle(MRK); Falcon North(FAN), The North: Northeast(N/E); Northwest(N/W); Briargate(BRI); Northgate(NGT) are areas that have enjoyed quite a bit of growth in recent decades, with various foot hill and bluff neighborhoods in the west out to more rolling hill and prairie neighborhoods as you move east.

Downtown Colorado Springs, also known as the Central Area (CEN), is an affordable area to look for housing right up to urban lofts and cool new condos available Downtown in the $250,000 and up price range. The Old North End Historic District offers higher end Historically protected late 19th to early 20th century Victorian era properties in an area where gold rush era millionaires used to live on tree lined thoroughfares with landscaped medians.

Be sure to Take a look at the Eastern area (EAS), Powers(PWR) & Marksheffel (MRK)Corridors, which has an eclectic mix of newer houses, apartments, modern condos and townhomes, along with state of the art concept homes in specially designed communities.

AREAS TO THE NORTH
These are areas from The Northern El Paso County line to Northern Colorado Springs
 

TRI-LAKES (TRI)
This area includes the northwestern corner of El Paso County bordering the Pike National Forest on the west, Douglas County to the north, Baptist Road and the Air Force Academy to the south, and Colorado Highway 83 to the east. The Front Range of the Rocky Mountains runs north-south through this area as does I-25, the major artery to Denver in the north and Colorado Springs to the south. The weather tends to be slightly more severe in this area as a result of the higher elevation (7000') and the geographic feature known as the Palmer Divide.

This area includes the communities of Palmer Lake, Monument, and Woodmoor and is characterized by more rural living with larger tracts of land and trees. There are many rustic homes and horse properties with opportunities for golfing as well. The area also offers spectacular mountain views as well as rugged mountain living with views of the plains, increased privacy and seclusion. These neighborhoods are served by Lewis-Palmer, School District 38. The Zip Codes are 80921, 80132 & 80133.

  • Palmer Lake - Located three miles northwest of Monument on Highway 105. Features new and older homes dating back to the turn-of-the-century.
    Price Range: About $125,000-$500,000

  • Wakonda Hills - Between Monument and Palmer Lake.
    Price Range: About $150,000-$350,000
  • Red Rock Ranch - West of Monument and just south of Palmer Lake. Gently sloping with trees and scrub oak.

  • Shiloh Pines - Situated on a ridge west of Monument, and bordered by Pike National Forest to the south. Heavily treed.

  • Woodmoor - Developed around the Woodmoor Country Club - 18-hole golf course, tennis courts, and swimming pool. The average lot size is 1/2 acre and sells for about $75,000. Lots are heavily treed and have beautiful views of the mountain range.

  • Arrowood - Just East of Woodmoor
  • Bent Tree - East of Woodmoor. A new, 400-acre development featuring custom building sites of 2 1/2 to 6 acres. The gently rolling, wooded land provides beautiful views of Pikes Peak and the Air Force Academy.
    Price Range: About $300,000-$700,000.
  • Kings Deer - About 7 minutes east of interstate 25 and Monument is a newer 1800-acre community built around an world-class golf course with 2.5 acre or larger lots starting at about 200,000 and up. Homes include custom and semi custom builders built mostly since the year 2000 with some lots still available. Families can enjoy 12 miles of walking/bicycling paths, fishing ponds, playgrounds, and much more. Completed prices range from about $500,000 and up.

Black Forest (BLA)
This area includes the north-central part of El Paso County generally outlined by County Line Road in the north, Colorado Highway 83 in the west, Woodmen Rd in the south and Eastonville Road in the East. It is a distinctive area of about 200,000 acres of rolling hills heavily forested with evergreens like Ponderosa Pine with. Lots range from about 1-10 acres.

Approximately 20 minutes from downtown Colorado Springs, The Black Forest is an amalgamation of neighborhoods and contains no specific community center. The area is unincorporated and offers a variety of lifestyles and homes. The weather here is slightly more severe than in other parts of the County with a higher elevation of 7000' and a higher average snowfall. Commute times to Colorado Springs vary but normally one would expect at least 30-45 minutes for most residents of this area.

The Black Forest neighborhoods are served by Academy School District 20 in the south portion; Lewis-Palmer, School District 38 in the north and western portion; and Falcon, School District 49 in the eastern portion.

Northgate (NGT)
Located south of the Tri-Lakes and Black Forest area with the United States Air Force Academy and Pike National Forest on the west, Baptist Road to the north, Colorado Highway 83 to the east, and Woodmen Rd/AF Academy boundary to the south. This area consists of rolling hills, some with minimal vegetation affording spectacular views of Pikes Peak and the Air Force Academy and others with limited views but with the privacy and seclusion provided by numerous trees.

The area to the west of Interstate 25 is almost exclusively property of the Air Force Academy. The area to the east of I-25 consists of the residential communities known as Gleneagle, Fox Run, Liberty Heights and the New Flying Horse Golf Community. Commute times to downtown Colorado Springs from this area are generally in the neighborhood of twenty to twenty-five minutes. These neighborhoods are served by Academy School Districts 20 in the south and Lewis-Palmer School District 38 in the north. The Zip code is 80921.

  • Flying Horse - A luxury  golf lifestyle community with recreational facilities,  K-12 school, and a private, 18-hole Tom Weiskopf championship golf course. Flying Horse rests on the northern edge of Colorado Springs, a fifty-minute drive from Denver. Price Range: About $350,000 and up
  • Gleneagle - Across from the north entrance to the Air Force Academy.  Community has both older custom homes on larger lots and newer homes on smaller lots with a panorama of the surrounding mountains. Features the Gleneagle Golf Club with its 18-hole championship course.
    Price range about $200,000-$400,000.
  • Fox Run - a relatively new development in a heavily-treed region with both semi-custom and custom homes of a half-acre or more lots.
  • Liberty Heights -

NORTHEAST (N/E)
The northeast neighborhoods are filled with a multitude of both well-established as well as newer neighborhoods. The terrain is typically hilly and some areas such as Vista Grande, have spectacular mountain views. The newer neighborhoods such as Norwood are dappled with schools, parks, and trail systems. The newest master planned communities of Wolf Ranch & Cordera offer all the lifestyle conveniences you would expect from the newest communities. All of these neighborhoods are within easy access to all the conveniences of Academy Blvd. The area is served by School District 11. The Zip code is 80918.

  • Chapel Ridge - Price Range: $200,000-500,000
    Newer, north/central community of custom homes near Pine Creek Golf Course and Briargate Business Campus. Easily accessible via I-25 northeast of the Briargate interchange, exit 151. Scenic views of the front range. 

  • Charter Greens - Price Range~ $210,000 - $300,000
    Billed as a clean-air community, 164 homes feature natural gas appliances and conservation landscaping. Overlooks Pine Creek Golf Club and has senic mountain views. East of Hwy. 83, access is via Lexington off Old Ranch Rd.

BRIARGATE (BRI)
This is a very large residential complex in the northern part of the city which features still-expanding new neighborhoods such as Pine Creek, Fairfax, and Charleston Place. Directly east of I-25 and Academy Boulevard. Briargate's 10,000 acres of planned development features a full scope of housing from single family detached homes to apartments and townhomes. Neighborhoods are identified with perimeter fencing and limited road access to provide for safe and pleasant living environments. These neighborhoods frequently offer beautiful views, but newer areas are sparsely treed, though more mature areas have more established vegetation. These neighborhoods are generally served by Academy, School District 20. The Zip code is 80920.

NORTHWEST (N/W) Colorado Springs
This area includes both newer and older subdivisions in the foothills neighborhoods of Peregrine, Mountain Shadows, Rockrimmon and Woodmen Valley. These areas are to the west of I-25 with hills, some trees, some horse property, and city views. The Northwest neighborhoods are close to Garden of the Gods Park and the Garden of the Gods road corridor. There are nearby which make for an easy commute. The northern part of the Northwest is served by School District 20 and the southern part by School district 11. The Zip Code is 80919.

  • Pinecliff - North of Garden of the Gods Road and west off I- 25. Treed lots in the bluffs. Includes the upper reaches of the canyon ridge and the valley with a 300-acre city park. Price Range about $220,000-$500,000.
  • Mountain Shadows - Located in the western foothills, bordered by the Flying W Ranch and Garden of the Gods. Large treed lots with views of the foothills and close proximity to many of the electronic companies. The master plan incorporates an integration of parks and trail systems.
    Price Range about $160,000-$750,000.
  • Peregrine - The mountain convent of the Sisters of St. Francis stands in the heart of the valley. The Upper Peregrine and Hunters Point offer views of the front range and city. Price Range about $250,000-$700,000
  • Woodmen Oaks and Woodmen Valley - County-maintained roads, wells and septic systems (except in Thunderbird Estates and Pine Creek Estates). Large lots - horses may be allowed. Mixture of pine trees, scrub oak and meadows and 60 foot sandstone "hoodoos". Price Range about $300,000-$250,000.
  • Oak Valley and Pinon Valley - Newer area located along Centennial Boulevard. Homes are adjacent to park land. Price Range about $150,000-$150,000.
  • Rockrimmon - Northwest of I-25 and Rockrimmon Boulevard. Convenient location to the major high tech employers. Scenic views and spacious homes nestled along the bluffs. Price Range about $120,000-$450,000.


CENTRAL (CEN) Colorado Springs
This section of the city includes several types of residential areas from ranch-style 50's homes to stately and expensive victorian mansions downtown. Smaller victorians run alongside well-maintained park systems that residents can use to walk and jog. The Downtown area has lots of shops, parks, and restaurants. The Central neighborhoods are served by School district 11. Zip codes are 80903 & 80910. 

  • Cragmoor - Adjacent to the University of Colorado at Colorado Springs. Home sites with scrub oak and rocky outcroppings.
    Price Range: $110,000 - $170,000.
  • Wasson, Patty Jewett, & Divine Redeemer - These neighborhoods consist of several established subdivisions built 10 to 20 years ago. Neighborhood schools and public golf course are nearby.
    Price Range: $90,000 - $250,000
  • Colorado Springs Country Club - This is an area of primarily custom homes adjacent to the private Colorado Springs Country Club with golf, tennis and swimming. It features rolling hills and curved streets and is near Palmer Park which has picnic areas, hiking and biking trails and horseback riding.
    Price Range: $175,000 - $500,000.
  • St. Andrews - Custom and semi-custom homes on 67 acres with the rocky bluffs of Palmer Park forming a scenic natural barrier on the developments's eastern side. Between Austin Bluffs and Circle east of Union Blvd.

NEIGHBORHOODS TO THE EAST

These neighborhoods are from the center of town east to the plains communities.

EAST (EAS)
This section of town consists mostly of late 50's through early 1980's larger homes of all sizes and prices and are typically in hilly and established neighborhoods. Tri-level and Bi-level homes are particularly popular in these neighborhoods. There are also some newer subdivisions. This section of Town offers a very easy commute to Peterson AFB as well as easy access to the amenities of the Citadel Mall and First & Main Town Center. The area neighborhoods are served by School District 11. The Zip codes are 80917, 80915, 80916 and 80909.

  • Rustic Hills - Price Range~ $130,000 - $350,000
    Diverse Mature area with some acre properties allowing horses. This area is in town, but has several areas that have the feeling of being in the country side.
  • Austin Estates - Price Range~ $100,000 - $210,000
    This area consist of mostly Ranch, Bi and Tri level style homes from the 1960's and 1970's era in well tree'd established neighborhoods.
  • Kenland
  • Knob Hill, & Prospect Park
  • Old Farm - mature neighborhood with easy access to both Academy/I-25 and Powers Blvd. Close to shopping and 5 minutes to Sky Sox Stadium.

POWERS (PWR) CORRIDOR
The Powers neighborhoods include the neighborhoods along the eastside of Powers Blvd and offer a super convenient commute to Peterson AFB. Newer homes abound here with many options!     located just north of Peterson AFB and east of Powers Boulevard, is an area still in El Paso County that has not beein incorporated into the City of Colorado Springs and featuring a variety of newer and older homes from the 1970's through the 1990's.

FALCON (FAL)
These neighborhoods run from Meridian Road to the west Peyton Highway in the east and are south of State Highway 24. They offer rural living with some newer residential communities interspersed with ranches and farms. Rolling hills which are generally without trees provide an opportunity for very nice front range mountain views and views of Pikes Peak. The weather is slightly more severe than in Colorado Springs and the altitude is generally between 6000 and 7000 feet. These areas are generally served by Falcon School District 49. The Zip code is 80831.


NEIGHBORHOODS TO THE SOUTH

These neighborhoods are from the center of town south to Fort Carson.

SOUTHWEST (S/W)
The Southwest neighborhoods offer convenience to Downtown, Fort Carson, and Cheyenne Mountain AFB (NORAD). The Broadmoor Hotel, a five-star resort, is the focal point of the Southwest as well as the Cheyenne Mountian Country Club.. Neighborhoods surrounding the hotel offer many options in custom homes.

Established neighborhoods with lush vegetation such as Lower Skyway and Cheyenne Canyon are filled with older ranch-style and bungalow-style homes. Neighborhoods south of the Broadmoor Hotel in the foothills, like Star Ranch, offer newer homes, as well as older semi-custom and custom homes extending to the estates in the Broadmoor Resort, Broadmoor Proper, and The Preserve.

Most of the southwest is served by Cheyenne Mountain School District 12 which is one of the leading districts in the State.

Also in the Southwest and convenient to Fort Carson, just east of Hwy 115, are the neighborhoods of Cheyenne Meadows and Cheyenne Hills. The homes in these neighborhoods generally have a minimum of 3 bedrooms and range in age from early 1980's to brand new. These neighborhoods are served by SD 11 in the north and SD 2 in the southern portions. The Zip code is 80906.

SOUTHEAST (S/E)
The Southeast includes modest homes close to every convenience South Academy Blvd. has to offer with convenient access to Fort Carson and lies in an area adjacent to Peterson Air Force Base and The Colorado Springs Airport. The area is served by
Harrison School District 2. The Zip code is 80916.

  • Southborough - Primarily single family homes built in the 1980's. Price Range about $80,000-$175,000.
  • Eastborough, Park Hill, & Pikes Peak Park - These neighborhoods contain very affordable homes and are conveniently located to many of the city's larger employers.
    Price Range: $80,000 - $160,000.

Fountain Valley (F/V)
The Fountain Valley area encompasses the communities of Security, Widefield and Fountain. The neighborhoods lie immediately southeast of Colorado Springs and east of Ft Carson. This area is bordered in the west by Ft Carson, in the northwest by the southeast neighborhoods in the east by Drennan/Truckton, and in the south by Pueblo County.
The large Army post of Fort Carson is the most significant landmark in this area and I-25, the major artery to Denver in the North and Albuquerque to the south, runs north-south through this region.
The principal communities of this area are Security, Widefield, and Fountain and they abound with newer and older Relatively inexpensive housing. Security and Widefield began development in the early 1950's and have a variety of housing styles. Fountain was established in 1903. The neighborhoods in this area are served by School Districts 3 and 8. The Zip Codes are 80911, 80925, & 80817.
Price Range about $90,000 - $250,000.

Rock Creek (RCK)
This area runs adjacent to the west side of Highway 115 and the front range of the Rocky mountains south of Colorado Springs in the southwestern corner of El Paso County. The area extends south to the Pueblo County line. The salient features of this area are Ft Carson's extensive training areas on the east side of Highway 115 and the mountainous terrain on the west side both serving to make this a north-south corridor to the Florence/Canon City area to the south. This area is characterized by slightly drier weather giving the area a more "southwestern" feel. The rolling foothills leading to the mountains are covered with scrub oak and are frequented by outcroppings of red rock. Rock Creek includes the developments known as Rock Creek Mesa, Rock Creek Park and Red Rock Valley. Land is normally divided into larger plats. These neighboprhoods are served by School District 8. The Zip code is 80926.

NEIGHBORHOODS TO THE WEST
These neighborhoods are from the center of town west to the front range mountain foothills.

WEST (WES)
The West neighborhoods are an eclectic combination of unique older homes in well-established neighborhoods. Of particular note in this area is the gated community of Cedar Heights which has a wide variety of homes on larger lots and built since the early 1980's right up through the present day. These neighborhoods are served by School district 11 and Cedar Heights is served by Manitou Springs School District 14. The Zip codes are 80905, & 80904.

  • Cedar Heights - Luxury homes set in foothills lure homeowners seeking natural settings with city views.  Controlled access community.
    Price Range: $250,000 - $900,000.
  • Holland Park - Established Neighborhoods between Fillmore and Garden of the Gods Roads just west of Centennial Road, convenient to major traffic arteries.

  • Kissing Camels - Prestigious neighborhood overlooking Garden of the Gods. Controlled-access entrance, a private country club, and the Garden of the Gods Club.

OLD COLORADO CITY (OCC)
Similar to the neighborhoods of the turn of the century old west, Old Colorado City has many Victorians and a National Historic District including many historic buildings. There are numerous shops and restaurants to suit virtually any taste. Home prices and age vary greatly depending on the location. This area is in School District 11 and the Zip codes are 80907 & 80904.

  • Old Westside - Price Range~ $70,000 - $500,000
    One of the oldest and most eclectic areas in the city. Many neighborhoods surround the Old Colorado City Historic District with residential and mixed use small commercial properties that include Victorian Painted Ladies, bungalos, craftsman and other style properties dating from the late 1800's to the present. Areas along Colorado Avenue are designated for Residential/Commercial applications and many have been converted to eclectic small shops and businesses.

MANITOU SPRINGS (MAN)
The mountain foothill community of Maniotu Springs has many Victorians and the Downtown area is also a National Historic District with many historic buildings. There are estates with views of Garden of the Gods and sweet victorians lining the streets just west of town. Of special interest is the gated mountain ciummunity of Crystal Park which offers the unusual opportunity to reside in the mountains and yet be close to town. There are numerous shops and restaurants, historic sites of interest, and tourist attractions. Home prices and age vary greatly depending on the location.

UTE PASS (UTE)
Situated west of Colorado Springs and Manitou Springs, This area is denoted by small mountain valley communities situated along Highway 24 that offer a true mountain setting like Green Mountain Falls, Cascade, and Chipita Park. This area is named for the Ute Indian Tribe who used to populate the area around Colorado Springs and used this pass to access the areas in the mountains to the west like Woodland Park.

WOODLAND PARK (WPK) Woodland Park Information

Woodland Park presents an interesting and wide range combination of ranch, mining, and tourist activities and affords a quicker and more scenic avenue via HWY 24 to some of Colorado's best skiing. Some major grocery, retail, and restaurant chain stores exist in Woodland Park. This area has a strong appeal to most people as it offers a mountain-living life style somewhat removed from the normal characteristics of city/suburban living. Differences in weather conditions, vegetation, higher elevations, as well as limited sunlight in some areas, present a considerable range of living conditions. For residents who choose to live in these communities and work in Colorado Springs, the commute is a minimum of twenty minutes from Woodland Park through the well-maintained mountain pass (Ute Pass) down to the intersection of Highway 24 and I-25. The school district serving the Woodland Park neighborhoods is Woodland Park RE2 and The Zip Code is 80863.

TELLER COUNTY Teller County Information
Teller County lies adjacent to El Paso County to the west and includes smaller mountain communities which generally sit astride Highway 24 and Highway 67. While there are small mountain cummunities along Highway 24 such as Green Mountain Falls, the major town in the area is Woodland Park with outlying residential areas in Divide and Florissant. An additional residential area exists surrounding the Historic mining/gambling town known as Cripple Creek.

Divide (DIV)& Florrisant (FLO)
Located in Teller County, Divide and Florissant offer the opportunity for more property and seclusion with the trade-off of a longer commute. The mountain countryside here tends to be more open and consists of rugged beautiful hills with lovely rock formations and occasional forest areas along creeks and valleys. The area consists of numerous rural subdivisions with the opportunity for tracts of land of one-third acres or more with a newer modular home or perhaps an older home. The Zip Codes are 80814 for Divide and 80816 for Florrisant.

THE EASTERN PLAINS
Peyton (PEY),Calhan/Ramah (CR), Ellicott/Yoder (EYR) & Drennan/Truckton (DTE)
These areas from north to south in the order listed occupy the large eastern areas of El Paso County. These are country areas with mostly five acre-plus homesites, allowing horses and other domestic animals. Wells and septic tanks are standard with. Some stores and restaurants in nearby enclaves. Price range varies widely depending on acreage and home style. Manufactured/Mobile Homes abundant. 
These areas offer rural living with some residential communities interspersed with ranches and farms. Rolling hills which are generally without trees provide the base for enchanting mountain views highlighted by the dominating presence of 14,000' Pikes Peak. The weather and wind is slightly more severe than in Colorado Springs which lies closer in to the protectiion mountains. The altitude is generally slightly less than 7000' and drops as you head south. There are few limitations on what kind of home or amount of land that is available in these areas. Northeast


Falcon Estates, Columbine & Brookwood Estates - These areas are in northeastern Colorado Springs and offer home sites zoned for horses. Water is from wells and sewage is septic and roads are maintained by the County. Homes were built mainly in the 70's.
Price Range: $200,000 - $300,000. 




Eastborough, Park Hill, & Pikes Peak Park - These neighborhoods contain very affordable homes and are conveniently located to Fort Carson.
Price Range: $80,000 - $160,000.


Falcon,


Village Seven and Villa Loma - Planned, older communities were built in the 60's and 70's and are centrally located.
Price Range: $115,000 - $290,000.


Central

Downtown - Old and diversified. Homes range from small bungalows to Victorian mansions. Just north of the downtown business district and surrounding Colorado College are some of the most beautiful, turn-of-the-century mansions in the area.

Southwest

Cheyenne Meadows & Cheyenne Hills - Located just east of Highway 115. Homes built in the 70's and 80's. Nearby Quail Lake Park offers fishing non-motorized boating, picnicking and other family recreation.

Skyway - An upscale community high in the foothills just north of the famous Broadmoor Resort. Surrounded on three sides by city and county parks. Features custom-built homes with senic views.
Price Range: $200,000 - $600,000.

Broadmoor - One of the most prestigious areas in the region. Many homes were built by the founders of Colorado Springs. The famous Broadmoor Resort is the focal point of the area which has larger homesites and cluster homes surrounding the Broadmoor's golf courses.
Price Range: $225,000 - $1,500,000.

Broadmoor Bluffs, Broadmoor Hills, Penhurst Park & Broadmoor Oaks - Just south of the Broadmoor area, these four communities host idyllic settings in the shadow of Cheyenne Mountain. This area features custom and semi-custom homes from $200,000 with magnificent vistas of the city lights. Home construction in these communities are restricted to natural products and must follow the natural contours of the land. Open spaces are preserved along the sloping ground between homes.
